In the 1980s, Logan Circle consisted of crack houses and hollowed-out shells. Now, the rowhouses have been gutted, renovated, and showcased as a community of $1 million plus homes! Even the concrete sidewalks have been upgraded to brick!

In the 1980s, 14th Street NW was known as the “Red Light District.” To be more specific, “ladies of the night” paraded up and down 14th Street offering themselves for sale. The corner of 14th Street and Rhode Island Avenue NW was an open-air drug market. Now, cafe patrons can sit at sidewalk tables and peruse their smartphones while sipping their lattes.

The downtown business district … heading west on L Street NW, at the corner of 13th Street … You can see the new Convention Center in the distance. Notice how clean the streets are … the downtown businesses hired their own employees to pick up trash and keep the streets clean. Ten years ago, you would have seen many homeless people in the downtown area. Shortly before President Obama’s inauguration, all of the homeless shelters in the downtown area were closed, and the homeless people were moved north to a new shelter on Georgia Ave NW near Walter Reed Medical Center.

Lots of commercial real estate development has taken place in the downtown business district. Old buildings have been torn down to make way for modern, energy efficient buildings.

A recent article in the Washington Post provides an overview of the changes in the Washington DC real estate market. The current mayor, Muriel Bowser, is very concerned about longtime DC residents being displaced by new development. Mayor Bowser’s dilemma is that she received campaign donations from real estate developers, so she will have to balance their wishes and her constituent’s needs. For details, click here.
